Epoxy floors, polished concrete and concrete repair in Saint-Laurent
Saint-Laurent is about twenty kilometres west of our office, straight along Autoroute 40. Crossed by Autoroute 13 and bounded by the 15 and the 520, the borough is one of Quebec’s big industrial hubs: warehouses, distribution centres, labs, workshops and plants sit alongside residential areas like Bois-Franc, Norgate and Chameran.

Floors that work for a living
In a warehouse along the Côte-de-Liesse corridor or a building in the Technoparc, the floor takes the hard wheels of forklifts, dragged pallets and spills. What you need from the concrete is that it lasts and cleans up easily.
For large traffic areas, polished concrete is often the right call: the existing slab is diamond-ground, densified, then polished to the sheen you want, from matte to gloss. There is no coating to wear through, and the floor stays the building’s own.
Where chemicals or hygiene demand it — production areas, mechanical shops, wash bays — solid-colour epoxy with a 4-inch cove base and custom stainless-steel drain covers makes one continuous surface, with no corners for dirt to collect in.
Replacing a section of industrial slab
In older industrial buildings, some slab sections have cracked, sunk or been damaged by years of loads. We repair them where we can, with epoxy or polyurea.
Otherwise we replace: saw cuts around the area, removal of the concrete, excavation, then a new pour tied into the rest of the floor. Replacement can also cover the whole slab, for example ahead of new equipment.
At the loading docks, where trucks back in and slush comes through the door with every delivery, the concrete wears faster than anywhere else in the building. That is where we focus the spall and joint repairs, and a coating can be planned for that zone alone.
Dust under control, operations running
A business doesn’t stop for a floor. Grinding is done with CNESST-compliant dust extraction, which keeps concrete dust out of neighbouring areas, offices and inventory.
Zones are marked off and done one after the other, on a schedule set with whoever runs the building, and forklift routes stay open around the work area wherever the layout allows. Since everything happens indoors, these jobs can be planned for December as easily as for July.
Saint-Laurent homes too
The borough isn’t only industrial. The older homes of Norgate and Chameran have basements on their original slabs; the townhouses and condos of Bois-Franc have garages and indoor parking. There we do epoxy basements, flake garages and solid-colour parking garages. All of it is indoor work, so it goes ahead in any season.
Frequently asked questions
Can you work while the warehouse stays in operation?
Yes, zone by zone. We agree with you on the order of the sections, forklift routes and closed-off areas, so receiving and shipping carry on during the work.
Polished concrete or epoxy for a warehouse?
Polished concrete suits large traffic and storage areas when the slab is sound. Epoxy is the better choice where there are chemicals, water or cleaning requirements. We make a recommendation zone by zone, based on what we see on site.
How far is the drive to Saint-Laurent?
About twenty kilometres along Autoroute 40, with no bridge to cross. We leave early so we are on site when the day starts at 7 a.m.
Do you do the condo parking garages in Bois-Franc?
Yes. A building’s indoor garage gets solid-colour or flake epoxy, a 4-inch cove base along the walls and an EF-290 polyaspartic topcoat against abrasion, done in sections agreed with the condo board.
Is the work guaranteed?
Yes — a 5-year warranty. Le Groupe Exclusif holds RBQ licence 8005-0081-14 and works with CNESST-compliant dust extraction.
