Epoxy floors, polished concrete and concrete repair in Montreal

After Anjou, Montreal is where we spend most of our time on the road, and it is where several of our gallery projects are: a commercial fit-out finished in grey metallic epoxy and a commercial garage. From our office, the Metropolitan Expressway takes us to the north and west of the island, and downtown is about fifteen kilometres away.

From storefront to plex basement

On the island, requests come from every direction. A retailer wants a glossy floor before the shop opens; a duplex owner finally wants a clean, healthy basement to rent out; a condo board wants to stop the wear in its underground garage. We handle all three with epoxy (flake, solid, metallic or marble), polished concrete, crack repair and, when the slab is too far gone, full replacement.

The photos on this page come from our Montreal jobs. The commercial fit-out shows up twice: the bare slab while the unit was being built, then the finished metallic floor throwing back the light from the doors. The commercial garage got a glossy grey finish.

Old slabs in the central neighbourhoods

In the Plateau, Rosemont, Villeray or Hochelaga, plenty of basements belong to another era: thin, cracked, uneven slabs, sometimes under several coats of paint or old carpet glue. Diamond grinding takes all of that down to sound concrete, and the cracks are then opened up and filled with epoxy or polyurea.

A slab poured straight onto the ground lets moisture rise. That is why the EF-160 MVB moisture-barrier primer, laid down at 18 mils, goes on before the base coat: it is what lets a plex basement take a coating that stays put.

When the concrete is beyond saving, we start over: saw cuts, removal of the old slab, excavation and a fresh pour.

Laneways, staircases and parking garages

In the city, logistics matter as much as the finish. At the estimate we look at where the truck can park, whether we come in from the laneway or the front, and how to protect a staircase or a shared hallway. In a condo building, we plan the closed-off zones and the order of the sections with the property manager.

An indoor parking garage takes the salty slush off every car that drives in all winter. There we plan a 4-inch cove base at the foot of the walls, custom stainless-steel drain covers and an EF-290 polyaspartic topcoat at 10 to 12 mils, built to stand up to abrasion.

Winter doesn’t shut the job down

The outdoor construction season is short, but a basement, a shop or an office is handled the same way in January as in June. For a business, booking the work in winter can mean not having to close during the busy months.

What our clients say

We had Le Groupe Exclusif handle the concrete prep and epoxy coating for our new retail storefront downtown. They worked around our tight store fit-out schedule without any complaints. The high-gloss finish reflects the track lighting so well.

Sarah K. — Montreal

Super easy to deal with from the quote to the final coat. They showed up right on time, explained every step of the grinding process, and left the workspace spotless.

Frequently asked questions

Do you cover every borough?

Yes, from one end of the island to the other: downtown, Griffintown, the Plateau, Rosemont–La Petite-Patrie, Villeray, Ahuntsic, Verdun, Hochelaga-Maisonneuve and Côte-des-Neiges, plus Westmount. Anjou and Saint-Laurent have pages of their own.

Can you work in a unit that is still being fitted out?

Yes. The commercial fit-out in our gallery was photographed on a bare slab, in a unit still under construction. We time our visit with your general contractor and your opening date.

My duplex basement is damp. Will epoxy hold?

Often, yes, thanks to the moisture-barrier primer that goes under the base coat. We look at the slab during the estimate; if water is actively coming in, we tell you before proposing anything.

How does the estimate work?

Call us at 514-659-9802 or fill in the form at the bottom of the page. We come out, measure, look at the condition of the concrete and give you a detailed written quote. The estimate is free and there is no obligation.
